Welcome to Abbeyside Bed & Breakfast. Abbeyside is a very spacious bungalow situated in the beautiful town of Kelso, on the banks of the River Tweed. The house sits on the original grounds of the famous Kelso Abbey.
Abbeyside Bed and breakfast is a charming detached house situated two minutes walk from the centre of the lovely town of Kelso in the beautiful Scottish Borders, South East of Scotland. This is a traditional Scottish Bed and Breakfast accommodation for guests who enjoy a high level of comfort in a relaxed atmosphere. The bedrooms are all en-suite with television, tea and coffee making facilities, hairdryer, and clock radio are provided in all rooms.
We offer secure private parking for our guests, drying facilities for walkers along with safe and secure storage for bicycles.

Duncan House guest house sits on the bank of the River Tweed overlooking the 'Junction Pool' famous for the quality of its salmon fishing. There are stunning views of Old Roxburgh and Floors Castle. The town centre is only 200 metres away.
Our rooms are newly refurbished with individually designed ensuite facilities. Most of our furnishings are antique and are chosen to reflect the original style of this Georgian riverside house. Each room is named after the river or one of its tributaries. All rooms are equipped with TV, DVD and CD/radio alarms.
Teviot:- an extremely spacious room, formerly the owner's private quarters, with an antique walnut French bed and matching wardrobe. The bathroom has a freestanding bath with shower over. Three tall windows in the bedroom offers superb views of the rivers Teviot and Tweed together with Floors Castle. A similar window in the bathroom enable you to take in the view while showering.
Tweed:- a spacious room with a double sleigh bed and a sofa bed and may be used as a twin or family room. Bath with shower over. Suberb views of the river and Floors Castle.
Whiteadder: a double room with a feminine touch. A place to enjoy a luxurious soak in a spacious bath. Similar views of the river and Floors castle.
Yarrow:- a twin room with a shower for two! The beds will move close together if you wish. View of the river and Floors castle.
Ettrick:- a double room with an iron bed on the south side of the building with a restricted view of the river.
Our house style is simple – warm rooms, comfortable beds, crisp bed linen and fluffy towels together with lashings of hot water. Breakfast is taken at our antique dining table and is cooked as you want it. We will provide picnic lunches or other catering by arrangement. You are welcome to relax by the open fire as and when you wish.
We understand the needs of walkers, golfers, cyclists, fishers and people who just want to enjoy the Borders as this is what brought us here.
We are happy to accommodate pets providing that they do not affect other guests and are kept off the furnishings at all times. We may make a small charge for pets if additional cleaning is required.
We have private parking sufficient for four cars.

Although run as a bed and breakfast property it is also available for self catering lets offering an ideal location for a large family group. There are stunning views of Old Roxburgh and Floors Castle. The town centre is only 200 metres away.
We have accommodation for ten persons in double or twin rooms with an option to use a sofa bed for two more. Alternatively there is an optional 'granny flat' to add to the accommodation (a further en-suite double with modest cooking facilities). Our dining table seats up to twelve and the kitchen is equipped to cope there being three ovens, two grills and eight gas hobs. The summer house is a perfect place for a summer evening gin and tonic.

You're always welcome at Hendersyde! Our family farm which lies between the River Tweed and Eden Water, just 2 miles downstream from the delightful market town of Kelso, in the heart of the Scottish Borders.
Surrounded by walks, wildlife and wonderful views, the cottages stand in blissfully peaceful spots, at the end of their own lanes, where views stretch over the valleys and to The Cheviot Hills in Northumberland!
Millsyde new in 2012 is a single storey, level entry, contemporary country cottage, which has lots of soothing space for six!
There is room for every-one to gather in the sociable kitchen with cooking, dining, and sitting space, as well as having room to relax in the drawing room.
The master bed room has a luxury ensuite shower room, while the two twin/or super-kng bedrooms share a bath room, with a roomy double ended bath and shower.
Solar panels help heat the hot water, underfloor, central heating and a cosy winter woodburner warm the house, which is tucked up in a blanket of wool insulation - so is sure to be snug through-out the year!
The three traditional farm cottages have central heating and a cosy sitting room fire. Each cottage sleeps 4, in a spacious twin and double bed room. Awarded 4 Stars by the Scottish Tourist Board, you can be confident they are all very well equipped and cared for.
Each cottage has its own private, enclosed, south facing garden, with benches and garden furniture. It's a perfect place to relax and enjoy the sights and songs of the Border countryside!

The Old School, Eckford is a quiet and convenient place to stay in some of the Scottish Borders' most beautiful countryside.
Situated just off the A698, midway between the towns of Kelso to the north, and Jedburgh to the south, we are an easy 6 mile drive from each and, for those without their own transport, there is a very good local bus service that connects with national bus and rails networks. All of the Borders' historic abbeys and houses and many sporting activities are within easy reach with Edinburgh and Newcastle just over an hour's drive away with.
We are artists with a love of gardens and orchards and, whether you are looking for somewhere to work on a project or as a base from which to visit and explore the area, we look forward to welcoming you to this extraordinary place.
We have renovated part of the old Domini's house (Master's House) to provide quiet, self-contained accommodation for our visitors. We offer accommodation on a self-catering or B&B basis, depending on your length of stay.

Stichill is a small friendly village about 3 miles to the North of Kelso. Stichill Mains is a large barn conversion with beautiful views over the Cheviot Hills and comfortably sleeps 8. Furnished and fully equipped for both luxury and comfort, the property provides everything for a perfect Self Catering Holiday and is located in the picturesque, historical town of Kelso.

Goldilands is a friendly, bed and breakfast, just outside Kelso in the Scottish borders, set between the Eildon Hills and the Bowmont Forest. The River Teviot is a mile down the lane and the Roxburgh Hotel and Golf Club is 10 minutes walk away.
Accommodation is in a bungalow adjacent to our family home and may also be rented out on a self-catering basis.
There are two twin bedrooms and and one double bedroom. Each has an en-suite bathroom with shower cubicle.

We are located 2 miles from Kelso, a most picturesque town with much excellent architecture. Our location is central and convenient for touring, walking, golf, fishing and numerous other activities which are available in the area. There are many beautiful walking trails by the river and along former railway routes.

Handily situated between Woodmarket and Abbey Row, The Old Priory is a Georgian town house of pleasing proportions. The rear entrance in Abbey Row provides private parking and a surprisingly spacious enclosed garden, a perfect space for sitting on a fine summer evening.
Originally built in 1796 it is now the home of Susan and Robin Girdwood and their family; they welcome guests to stay for bed and breakfast and to sample their hospitality. Their aim is to provide comfortable and homely accommodation in a friendly and relaxed household. Most of the beds have memory foam content, as do the pillows; feather pillows are available on request. All of the rooms have DVD, multi channel TV, tea-making facilities, hair-dryers and are all en suite.
There are three letting rooms as follows:
The Family Room has a Super King Size bed and twin singles with a shower in the en-suite, actually two seperate rooms it has been popular with both families and close friends. Situated on the ground floor, the Turret Room has a double bed, whilst the en-suite has a bath with shower over and quaint WC. Again on the ground floor, Room One has a king size bed with a shower room en-suite.
Both Robin and Susan enjoy cooking and as well as the normal cooked breakfast, you can sample some slightly different dishes, kippers from Seahouses, smoked haddock from Eyemouth and of course the locally smoked salmon with scrambled eggs.

We have just renovated a 19th Century sandstone cottage, to provide a self catering option for visitors (up to 6 + small child) to the Borders. Our luxury self-catering holiday apartment is situated above the White Swan Inn.
On the 1st floor of the apartment is a comfortable sitting room (inc TV, video, etc), spacious dining room/kitchen, bathroom and hallway. On the 2nd floor are 2 double or twin bedrooms - each with 1 double and 1 twin bed, making it ideal for families.
The spacious, fully fitted open plan kitchen has everything you'll require to make your stay comfortable, including a built-in oven, hob and extractor fan, microwave, refridgerator with ice box, cooking utensils, cutlery and crockery.

Situated just off the A698, midway between the towns of Kelso to the north, and Jedburgh to the south, we are an easy 6 mile drive from each and, for those without their own transport, there is a very good local bus service that connects with national bus and rail networks. All of the Borders' historic abbeys and houses and many sporting activities are within easy reach with Edinburgh and Newcastle just over an hour's drive away with.

The Old Manse bed and breakfast is situated in the village of St Boswells and is an ideal base from which to enjoy all that the Scottish Borders has to offer - golf, walking, horse riding, Kelso Races, salmon and trout fishing beats on the River Tweed and shooting.
We have one double bedroom with en suite and two double or twin rooms which have private bathrooms all with a high standard of furnishings and tea and coffee facilities and toiletries. We can provide families with comfortable adjoining rooms. The lounge which has an open fire is a comfortable room for guests to relax in.
In St Boswells is Dryburgh Abbey, whose ruins are still remarkably complete. Look out for the final resting place of Field Marshall Earl Haig and Sir Walter Scott, as well as the 22-foot high sandstone statue of 'Braveheart' himself, William Wallace, at the end of a woodland walk. Abbotsford, three miles west of Melrose, was Sir Walter Scott's home for 20 years and is open seasonally to visitors.
Melrose, birthplace of the game of rugby sevens is 2 miles away and lies in the Tweed Valley at the foot of the triple peaks of the Eildon Hills. Melrose's ruined 12th century abbey, at one time probably the richest in Scotland, is the burial place of the casket believed to contain the heart of Robert the Bruce. The abbey is also the starting point for the St Cuthbert's Way, a 62-mile (100km) cross border walking route towards Lindisfarne, and the starting point for the Four Abbeys Cycle Routes.

Ivy Neuk is a Victorian house situated a few hundred yards from the Town Square.
Our visitors here have a comfortable stay. They use our house as a base for exploring the Scottish Borders.
There are lots of opportunities for activities in the beautiful surrounding countryside. Walking is excellent at any time of the year with more than 1500 miles of dedicated routes to choose from. Golfers too are spoilt for choice with over 20 courses to offer, while top class fishing continues to attract a local and international following.
We have three letting bedrooms - double, twin and single. Every room has the following facilities: digital TV/DVD, hostess tray, hairdryer, alarm clock radio, electric blanket and internet connection.
Our Breakfast Room overlooks a small courtyard garden which is completely private and safe for storing bicycles overnight. When it comes to food at Ivy Neuk, we try to provide the sort of breakfast that, firstly, we would like to eat ourselves and, secondly, the breakfast that Scotland used to be renowned for - a choice of fruit concoctions, nourishing homemade muesli with Greek yoghurt, porridge of course, plus potato scones, good haggis, black pudding, sausages and bacon and eggs properly cooked. After a breakfast like this, most guests feel that they can dispense with even a light lunch.
